The window system is double glazed and insulated with high performance low-E and dual silicone seal with thermally broken aluminum framing systems. This high performance, clear vision glass provides maximum natural light for the office while maintaining a more comfortable work environment with lower demands on the cooling systems.

Time is money. That's why Madison Centre offers the most advanced, state-of-the-art, high-speed elevator systems installed to date in Seattle.
Sixteen high-speed passenger elevators serve the office tower, each equipped with a destination dispatch system that reduces travel and waiting times by 20% or more. The integral security system places the call to your destination with a swipe of a card. And eight-foot tall doors open to a quiet interior, exquisitely finished to the highest Class A standards.
There are also three traction elevators servicing the subterranean garage through level one of the office tower and a dedicated freight traction elevator.
Work comfortably and cost-effectively.
At Madison Centre, the building works for you – personally. The state-of-the-art building automation system is activated with the swipe of an access card. It recognizes each individual employee (when entering the building), and turns on the appropriate floor-by-floor linked mechanical system. The HVAC units are run by pinpoint digital control, so that it is always possible to work in comfort, no matter what time of the day or night. This also means that each tenant pays only for the power they consume.

Three efficient rooftop water-cooled chillers serve air- handling units (AHU) located on every other office floor. Each AHU provides up to 41 tons per floor of cooling capacity. Building relief fans on each floor maintain proper space pressure, maximize fresh air exchange and enable 100% outside air economizer cooling when available. Each floor has an additional set of "valved and capped" tees for future connection by tenant, that provide up to 30 tons of 24/7 spot cooling capacity.
This system maximizes efficiency through use of phased central chillers that are sequenced to respond to actual building cooling loads, allowing unused capacity to idle until needed. These larger central chillers are more efficient than systems that use smaller air conditioning equipment distributed throughout the building, resulting in reduced operating costs to tenants. In addition, each AHU uses direct digital controls to monitor and regulate heating and cooling remotely, allowing building management to respond more quickly to tenants' requests and providing direct access to tenants who wish to participate in their own HVAC monitoring and control.
Empower your business.
Madison Centre is designed to keep your business up and running. The building is served by the Seattle City Light self-healing grid, which provides significant robustness and reliability. The building main service consists of five 4,000 Amp and one 2,000 Amp 480/277 Volt 3 phase main-distribution panels that provide power to tenant floors via four 4,000 Amp vertical bus ducts.
Emergency power is provided by a 2,000 kW emergency generator that feeds all required life safety loads including the full-load capacity of emergency elevators, fire pumps and shaft pressurization fans. Separate power feeders to fire pumps located in the garage are concrete encased for maximum protection and feeders to the upper pumps are routed through the emergency power rooms on each office floor.
Madison Centre is designed to keep you connected, with maximum bandwidth and flexibility, both now and in the future. The building has fiber backbone risers with spare vertical conduit pathways for future demand. The building is served by multiple data/com providers, including: Comcast, Century Link and Time Warner.

Being able to come to work anytime and feel safe and secure is critical to getting the most from your workforce. With full-time concierge services, multiple security cameras, roaming security, floor-by-floor lock off, and building access smart cards, Madison Centre not only meets, but exceeds the safety standards for an urban office tower. The building perimeter, garage and elevators are all protected by the smart cardkey access system. And the main security station has a dedicated monitor that controls the building's extensive closed circuit security camera monitoring system.
Madison Centre gives you the peace of mind of state-of-the art protection systems, designed in accordance with NFPA 13, 2007 and City of Seattle code standards. The building and its occupants are fully protected by a standard wet fire sprinkler system with quick response sprinkler heads. The subterranean parking garage is protected by a dry sprinkler system with standard upright sprinkler heads. The building's back-up water tank provides a second source of onsite water for added fire protection. And a smoke control system with pressurized elevator shafts and stairways contains smoke to only the affected floors, providing a safe path of egress for building occupants.
